Contacting Your Property Manager

For non urgent matters, the best way to contact your property manager is by logging into theTenant Portal via the Managed App.

Through the Tenant Portal, your enquiry will go straight to your property manager, who can review your enquiry and get back to you in a timely manner. This way, a full record of your enquiry is kept in our system for future reference of all.

If you need to speak to your Property Manager about an urgent matter outside of normal office hours please text 0432 068 145 and include that the matter is urgent. For more information about emergency repairs click here.

Paying Your Rent

Rent is paid by BPay or EFT transfer (faster).

Upon successful application and singing of your lease, your Property Manager will have provided you with your unique payment details.

If you forget your payment details, log into the Tenant Portal, here, click on your profile icon in the top right corner, then scroll down to see your Bpay and EFT payment details.

Paying on Time

Under the terms of your lease, your rent needs to be paid in advance at all times. If at any time you are unable to make a rental payment, please contact your Property Manager. If we do not receive your rental payment and you have not contacted us then this may lead to you being issued with Breach notices and/or a Notice to Vacate.

Electricity, Gas and Telephone

Please ensure you connect the above services in your name as appears on the lease when you move in and also ensure the services are disconnected when you choose to leave. Bellcourt can assist you with some connection and disconnection of services.

Property Condition Report

The property condition report (PCR) is a very important document that records the condition of the property at the commencement of your tenancy. Upon vacating the property it may be used to identify any areas of the property that require repairs or that are different to when you took possession.

We will provide you with this report no later than 7 days after your leases commences, usually electronically. You should review the report thoroughly and make any additional comments if you feel that the report is not entirely accurate. It is also very important that after you have reviewed the report that you return it to us within 7 days of when you received it, retaining a copy for your records.

Bond

Your rental bond will be lodged with the Bond Administrator and is held as security against any monies owing or damage to the property. Shortly after lodgement, you will receive written confirmation from the Bond Administrator that they have received your rental bond and will provide you with a Bond Lodgement Certificate. Your rental bond will be refunded to you promptly after you have vacated the property provided that your rent is up to date and there are no monies owing for cleaning or repairs to the property.

It is important to note that should any funds be owed by you at the end of your tenancy which exceed the bond amount, these must be paid by you directly.

Routine Inspections

During the course of your tenancy, one of our Property Manager's will inspect your property a number of times each year. The first inspection will take place approximately 6 weeks after you move in and then every 3 months after that. We will contact you in advance to arrange a convenient time and will always ensure that we give you between 7 and 14 days notice

Repairs and Maintenance

All requests for repairs and maintenance are best reported via the Tenant Portal (Managed). To log your Repair Request click on ‘TASK’, select ‘MAINTENANCE’ and then provide as much detail as possible.

Your Property Manager will respond to all non-urgent repairs within one business day however, in many instances it will be necessary to obtain the owner`s approval before any work can commence.

Please be sure to include photos or videos in the task to help facilitate a quick response.

Keys

We will retain a duplicate key in a secure location at our office in case we need access in an emergency. If any locks at the property require changing, please contact your Property Manager. We will also use our set of keys to access the property for inspections or maintenance after confirming with you, if you will not be present. You are always permitted to be present if you wish.

You should not rely on Bellcourt's keys as a backup of your own. Losing your keys or locking yourself out will require the services of a locksmith, at the your expense.

Insurance

Any insurance cover the owner may hold on the property does not extend to a Tenant's belongings. We strongly suggest that you take out comprehensive contents insurance to cover your belongings against fire, theft and other perils. In the event that you or a visitor accidentally damages the property and rectification work is required, you may be required to pay any excess that may apply to the owner`s insurance cover.

Sub-leasing

Leasing a room or subletting your property in any way is not permitted. Your lease includes the names of the people approved to reside at the property as well as the maximum number of people allowed inclusive of children not noted on the lease. You must contact your Property Manager in writing if you wish to change the details of who lives at the property or how many people live there.

Termination of a Tenancy Agreement

Your tenancy agreement is a legal contract providing protection for both you and the property owner. You can only terminate this agreement in one of the following ways:

If you decide to vacate the property at the end of your fixed term tenancy agreement, then you are required to provide at least 30 days written notice to us prior to the expiry of your tenancy agreement.

If you decide to vacate after your tenancy agreement has expired and now extension has been signed, you must provide us with at least 21 days written notice in advance.

If you decide to vacate the property prior to the expiration of your tenancy agreement, please contact your Property Manager in writing to discuss options.

A notice that you intend to vacate your property may be sent to us using one of the following methods:
