While more properties are now coming onto the market, competition remains evident, particularly for well-presented homes in sought-after locations. The increase in available stock is giving buyers more choice, while creating opportunities for sellers who are prepared to stand out in an increasingly active spring market.

In the week ending 27 September, 631 properties were sold across Perth, including 493 houses, 112 units and 26 blocks of land. This was up from 609 sales four weeks earlier, although sales remain below the same period last year.

The number of properties available for sale has continued to increase, with 7,804 properties currently listed across Perth. This is 6.7% higher than four weeks ago and significantly higher than this time last year, giving buyers more choice as we head further into spring.

At the same time, Perth’s rental market remains active. There were 1,909 properties available for rent, while 649 properties were leased during the week. Rental listings are now 7.5% lower than they were a year ago, highlighting continued demand across the rental market.

Median prices also remain strong. Based on the 12 months to August 2026, the Perth Metro median house price sits at $955,125, while the median unit price is $690,000. Median weekly rents are currently around $750 for houses and $700 for units.

Overall, September has seen a gradual increase in available stock while buyer and rental demand remain active, creating an evolving market as we head into the final months of 2026.
