Perth’s property market is showing just how strong conditions have become, with very few homes selling below their asking price.
Recent data from REIWA shows that only around 1 in 10 houses sold for less than the listed price at the end of 2025 — one of the lowest levels seen in decades. In fact, more than 90% of homes are now selling at or above asking price, highlighting the level of competition among buyers.
This shift is largely being driven by low housing supply and strong demand. With fewer properties available and homes selling in as little as a week, buyers are often needing to act quickly and make competitive offers.
While some may question pricing, the data suggests these results are a reflection of market conditions rather than underquoting. In a fast-moving market like Perth, it’s becoming more common for sale prices to exceed initial expectations.
On average, homes sold for around 6.5% above their listing price — a clear sign of how much the market has changed compared to previous years.
Overall, it’s a strong seller’s market, and one that continues to stand out nationally.
