Population Growth Continues to Drive Housing Demand in Western Australia

Western Australia’s strong population growth is continuing to shape the state’s housing market. As more people move to WA for work opportunities, lifestyle and economic stability, demand for housing — particularly in Perth — remains strong.

Recent figures show the state’s population grew by around 3.3 per cent in a single year, adding more than 90,000 new residents. This level of growth is among the strongest in Australia and has naturally increased demand for both rental properties and homes for purchase.

Migration and Opportunity

A large share of this growth has come from interstate migration and overseas arrivals. Western Australia’s employment market, especially in sectors such as mining, construction and infrastructure, continues to attract workers and families looking for new opportunities.

Perth’s lifestyle also plays a role. Compared with some of Australia’s larger capitals, the city still offers relatively affordable housing, along with access to beaches, green spaces and a relaxed pace of life — factors that continue to draw new residents.

More Residents, More Homes Needed

When population numbers rise quickly, housing demand tends to follow. Each new household needs somewhere to live, which places pressure on both the rental market and the sales market.

Industry estimates suggest that the recent population increase has created demand for tens of thousands of additional homes, adding to competition for available properties across Perth and surrounding areas.

Supply Still Playing Catch-Up

While new homes are being built, housing supply has struggled to keep pace with population growth. Construction delays, labour shortages and challenges within the building industry have all slowed the delivery of new housing.

This imbalance between supply and demand has been one of the key reasons property prices and rents have continued to rise in recent years.

With Western Australia expected to continue attracting new residents, population growth will likely remain an important factor influencing housing demand.
