Spring has traditionally been one of the busiest times of year for Perth property, with warmer weather and longer days encouraging more homeowners to bring their properties to market.

This year, however, sellers are entering a noticeably different environment. The number of properties listed for sale across Perth has risen considerably, reaching 7,755 in the week ending 20 September, compared with 2,929 at the same time last year.

With buyers now having more choice, sellers may need to work a little harder to ensure their property stands out.

Presentation matters

First impressions have always been important when selling, but they become even more significant when buyers have several properties to compare.

A thorough clean, decluttering and taking care of small maintenance items can make a noticeable difference. Kitchens, bathrooms, living areas and the main bedroom are particularly important spaces to focus on, while simple updates such as fresh paint, replacing broken light globes or repairing dripping taps can help a home feel well maintained.

Styling should also help buyers understand and appreciate the space. Removing excess furniture and personal belongings can make rooms feel larger, while fresh linen, simple accessories and plenty of natural light can create a welcoming atmosphere without making the home feel overly staged.

Start at the street

The way a property presents from the street sets the tone before a buyer has even walked through the front door.

Lawns, garden beds, pathways and the front entrance should all be given some attention before photography and home opens. Trimming plants, removing weeds, cleaning outdoor areas and adding a little seasonal colour can make the exterior feel cared for and inviting.

Outdoor entertaining areas are equally important during spring. A clean patio, tidy garden and simple outdoor setting can help buyers picture themselves enjoying the property as the weather warms up.

Pricing for the market you’re selling in

Presentation is only part of the equation. Perth houses took a median of 23 days to sell in August, compared with just 11 days a year earlier, reflecting the change in market conditions.

With more homes available, buyers can afford to be more selective and price-conscious. Sellers therefore need to consider recent comparable sales, current competition and buyer demand in their particular suburb when determining how to position their property.

This doesn’t mean every property will take longer to sell. Well-presented homes in sought-after locations can still attract strong interest, and conditions can vary significantly between suburbs and property types.

Preparing before you list

One of the advantages of planning ahead is having time to identify which improvements are genuinely worth making before going to market.

Not every home needs renovating or extensive styling. In many cases, focusing on maintenance, presentation, photography and the areas that will have the greatest impact on buyers can be more valuable than making unnecessary changes.

With greater choice available to buyers this spring, careful preparation, considered pricing and strong presentation can help give your property the best opportunity to stand out.
