Winter Slows Listings — But Worries Over Being ‘Homeless’ Are Making It Worse

As we slide into winter, Perth’s property market is showing a familiar seasonal slowdown — but this year, the chill is being amplified by a very real concern: sellers afraid of being left without a home.

According to REIWA, active listings for sale in Perth fell to just 3,382 at the end of July, the lowest level seen in 12 months. While it’s typical for listings to dip during winter — when homes often don’t look their best and the weather makes inspections tougher — this year there’s an added factor weighing on seller confidence: the fear of losing their place to live.

REIWA President Suzanne Brown explained that many potential sellers are wrestling with the dilemma of whether to buy before they sell or sell first. Buying first risks being stuck with two mortgages; selling before finding somewhere suitable to live creates its own set of challenges — especially given how tight the rental market currently is.

Despite supply dropping, demand hasn't slowed. That imbalance is putting extra upward pressure on prices. For homeowners selling this winter, it’s important to remember that less competition from other sellers can actually lead to stronger outcomes for well-presented properties.
